Initially this large detached family home offered very little kerb appeal. With lots of brickwork and dark wooden window frames, a dark brown garage door, uneven paving slabs and dirty gravel chippings, it was rather plain and characterless. This was easily (and quickly) transformed by painting the brickwork to just below the decorative brickline in a fresh cream colour; we then painted the garage door in the same shade. The old paving slabs were removed and the ground beneath levelled. We then added bright new cotswold chippings to create additional off-road parking and to give the whole frontage a bigger look. Finally we painted the fence (to give the property's boundary more definition), cleaned the windows, jet-washed the slabs on the drive and added a few tubs of flowering plants around the front door to finish the look. |

Although the decor was neutral, the cast iron fire and dark wooden surround dominated the room. Also the small table and chairs that could seat only 2 people gave family buyers the impression that there wasn't enough living space. A dark brown sofa positioned in the centre of the room made the walk-through feel cramped. We removed the fireplace, surround and hearth and replaced it with a sleek, contemporary fire. The dated curtains were replaced with bamboo blinds and muslin drapes; the walls were painted in a fresh mint colour to create a relaxing ambience and laminate flooring gave it a more low maintenance feel. The furniture was changed for two large cream sofas, positioned in natural daylight beneath the double aspect windows. A flat screen TV (out of shot) was positioned on the far wall. This then gave the true impression that this was a spacious family lounge. |

The fussy centre ceiling light fitting and large plaster ceiling rose was removed and replaced with a contemporary chrome 3-way light fitting. Additionally, by changing the fireplace we created more floor space. Contemporary floor & table lamps enabled us to create a cosy, relaxing atmosphere. |

Although quite spacious, the kitchen felt cramped due to the overbearing use of dark stained wooden units. Also the kitchen was arranged in a 'galley' style which meant there was no room to insert a family dining table. We re-configured the kitchen into a peninsula design. This meant the kitchen could accomodate the same amount of appliances and cupboards but with a defined separate area for a dining table. Additionally replacing the dark wooden cupboards with gloss white slab units gave a better indication of how spacious the kitchen was. |

The ceiling lights were replaced with recessed spotlights and the dull grey floor tiles replaced with over-size polished porcelain tiles laid in a contemporary diamond pattern to match the flooring into the conservatory. This made the room appear much brighter and lighter. |

All of the bedroom colour schemes were neutralised with laminate flooring, muslin drapes and bamboo blinds. The guest (second) bedroom could easily accomodate a full size double bed, so we changed the furniture to show off the room to its full potential. |

The biggest transformation of this house doctoring project was seen in the garden. The house sat on a very large corner plot and it seemed disproportionate to the amount of living accommodation available. Additionally potential buyers were being put off by the amount of maintenance they believed the garden would need. To make the most of the views of the garden, and to increase the living accommodation, a conservatory was added to the rear of the property leading off the kitchen. Buyers could then see this as a potential playroom, party room, sun lounge, office or simply a dining room. |

The garden was surrounded by wooden fencing of varying styles and colours. This was repainted in one colour to match the colour of the dark wood window frames on the house. |

The garden was over-stocked with bushes and over-grown plants. Many of these were removed to reveal a much larger plot. |

Removing trees, thinning out the foliage and taking down an old wooden shed and greenhouse enabled us to create a 'blank canvas' for potential buyers, along with revealing an additional pavioured sunbathing terrace. |

Tidying up the barbecue terrace gave a true reflection of how easy the garden is to maintain. |

Removal of the outbuildings opened up the corner of the garden which emphasised the size of this very large corner plot. |

The first impression of this house did not have a lot of kerb appeal. Instead of buyers seeing a large family home with low maintenance uPVC windows and a good size frontage, their attention was drawn to the rather strangely placed bush and flaking paintwork on the garage door. It looked generally uninspiring and unloved. This was easily addressed by simply mowing the lawn, removing the bush, painting the garage door, replacing the old oil stained gravel with fresh cotswold chippings, jet-washing the paving slabs, cleaning the windows and finally adding a few tubs of flowering plants around the front door. |

This lounge had been newly decorated with new flooring and paintwork, with a fresh hint of a mint green colour scheme. However the actual living area hadn't been defined. By placing properly proportioned leather lounge furniture against the walls (without blocking the natural pathway through the lounge to the other areas of the ground floor), we gave buyers the immediate first impression that there was ample space for a family to live here. |

Using comfortable, stylish leather furniture, modern floor lamps, lush green plants and contemporary artwork on the walls, we created a comfortable and aspirational living area that would appeal to both families and couples alike. |

The developer's kitchen photographs were firstly improved by opening the window blinds (to allow more light in) and switching on all the lights to really show off the reflective surfaces of the newly fitted gloss white kitchen. Appliances were added beneath the work surfaces to demonstrate how this relatively small size kitchen could easily accommodate a dishwasher, washing machine, fridge and freezer - everything the modern family or busy professional could need! Finally the counter tops were dressed with a few stylish accessories to create the feeling of a clean, bright, airy and functional family kitchen. |

The view from the kitchen, over the dining area and into the conservatory (although clean and beautifully decorated) was rather uninspiring, as one magnolia box looks pretty much like any other!. The introduction of some furniture and contemporary artwork on the walls made all the difference. |

The dining area needed to be defined leaving buyers in no doubt that there was room for a family dining table. We added a glass top table and dressed it to seat 4 people. The highlight colour we used was green, which created continuity of the mint green theme from the adjoining lounge. |

The large conservatory needed to be given a function, where buyers could easily see how this additional living space could give them the opportunity to really enjoy the beautiful garden - rather than it just being viewed as a glass box on the rear of the house. We added a couple of very comfy yet stylish lounge seats with a coffee table, floor lantern and contemporary rug. This created a very inviting area that buyers could really see themselves using in a variety of ways as either an entertainment area, children's room or sun lounge. |

The master bedroom had fitted wardrobes and the feature wall opposite had been decorated in a darker shade to create the illusion of depth. However buyers still needed to be shown that there was no doubt a king size bed and bedside cabinets could easily fit into the master bedroom. We used a contemporary design of bed (not a divan bed), this enabled buyers to still see the lovely wooden flooring beneath. We also used bedside cabinets that matched the flooring along with colour co-ordinated bed linen and artwork on the feature wall to create the lasting impression of space and light. |

The second bedroom was relatively small and, without furniture in there, it was difficult for buyers to envisage that a standard bedroom suite would actually fit in. We inserted a 3/4 size bed (which demonstrated the room would accomodate a double bed if needed) along with funky floor-standing spotlights. This room appealed to both the family market and couples alike. It could either be a great airy guest bedroom or would be suitable to house all the belongings of a teenager or it could even accomodate bunk beds and toys for two smaller children. |

We used a small wardrobe and chest of drawers that matched the flooring - the continuity of the colour made the room appear less crowded. The room had ben freshly decorated in a single shade of cream. A splash of colour on the bed linen to co-ordinated with the artwork on the wall gave the room a little personality of its own. This made the room more inviting and meant it was no longer viewed as just another forgettable magnolia box |

Before this bedroom was dressed it was very difficult to envisage just how much space it offered, and that it could be an extremely functional child's bedroom, nursery or a comfortable home office. As the property was being viewed by families and young professionals alike, we needed to demonstrate a multi-functional use for this room. This was easily achieved by inserting a full size single bed (again not a divan, enabling the floor to be seen underneath) along with a small, pale coloured wardrobe and chest of drawers. The clever introduction of a desk lamp and cork board above hinted at the room's possibilities to be used as an office. The full size single bed made it easy for buyers to see that the room could even sleep an adult, so it could alternatively become a guest bedroom. |

The developer's bathroom photograph was just a little dull - the newly fitted suite and shiney new wall tiles were not reflecting enough light. We simply switched on the halogen light above, added a mirror to create the illusion of more space and depth, along with a few colour co-ordinated toiletries and fluffy bath towels (out of shot). This made the rather small bathroom appear larger and emphasised just how spotless it really was. |
